St John’s Hill | Clapham Junction

Peabody’s current development, opposite Clapham Junction Station, provided 300 hundred ‘sub-standard’ single tenure homes, on an inward looking estate with no public space. The estate is being demolished and rebuilt in three phases to provide 528 homes creating a mixed tenure outward looking community.

The new design opens the development to its surroundings.  A pedestrian avenue crosses the site linking the station to Wandsworth Common. A Community Centre and Peabody offices, at the heart of the development, opens on to a new public square. At the top of the avenue, opposite the station, commercial units overlook a square.

Peabody are improving the quality of their affordable homes and the development, funding this upgrade with profit from private sales homes.

Architects Hawkins\Brown achieved planning permission, with Peabody, in 2012 and are currently delivering the scheme with Sisk. Phase one site works began in 2013 and were completed in 2016. We are currently working on the design of Phase two of the project, with the project’s final phase will be completed in 2019.
